Dholera's profile rests on a set of mega-projects, each with its own article separating confirmed facts from announced targets. The anchor industrial investment is the Tata Electronics semiconductor fab, approved by the Union Cabinet on 29 February 2024 under the India Semiconductor Mission, a Rs 91,000 crore facility built with Taiwan's PSMC for up to 50,000 wafers a month on a 300mm line.

fab
A semiconductor fabrication plant. The factory where chips are made.
wafer
The thin disc of silicon that chips are cut from. A fab's capacity is quoted in wafers per month.
SIR
Special Investment Region. A large area the Gujarat government has set aside for industry under its own 2009 law, with its own planning authority instead of the usual local one.
TP scheme
Town planning scheme. The authority pools all the land in one area, lays out the roads and services, then hands each owner back a smaller but serviced plot.
CRZ
Coastal Regulation Zone. Coastal land where central rules limit what can be built.
DSIRDA
The statutory authority that plans and regulates Dholera SIR, in place of a municipal corporation.
DICDL
The company that actually builds Dholera. Gujarat holds 51% of it and the central government holds 49% through the NICDC Trust.

The projects

Semiconductor fab: Rs 91,000 crore, under construction. Airport: reported ~80%, targeted late 2026. Expressway: reported operational. Semi high-speed rail: approved 2026, targeted 2030-31. Solar park: ~300 MW commissioned of a 1,000 MW phase one.

How to read them

Approvals, investment and capacity are durable facts; dates are targets and move. No government source guarantees appreciation, and assured-return claims are marketing rather than fact.

Dholera SIR is planned over about 920 sq km, of which roughly 580 sq km is developable and about 422 sq km is designated for urban development across six town-planning schemes (TP1 to TP6). Around one-third of the developable land falls in the Coastal Regulation Zone. The region is governed by the DSIRDA (the statutory planning and land authority) and built by DICDL, a special purpose vehicle incorporated on 28 January 2016 and held 51% by the Gujarat government and 49% by the central government through the NICDC Trust.

Dholera SIR is planned over about 920 sq km, of which roughly 580 sq km is developable and about 422 sq km is designated for urban development across six town-planning schemes (TP1 to TP6). Around one-third of the developable land falls in the Coastal Regulation Zone. The region is governed by the DSIRDA (the statutory planning and land authority) and built by DICDL, a special purpose vehicle incorporated on 28 January 2016 and held 51% by the Gujarat government and 49% by the central government through the NICDC Trust. Development is phased over roughly three decades: Phase I (TP1 and TP2, 153 sq km) holds the 22.5 sq km Activation Area; Phase II (TP3 and TP4, 126 sq km) runs to about 2032; Phase III (TP5 and TP6, 142 sq km) runs to about 2042.
