ASR

What Jantri does

Jantri is the state's Annual Statement of Rates, the government's assessed minimum value for a piece of land or property by area. Stamp duty and registration are charged on the higher of the transaction value or the Jantri value, so the Jantri sets a floor for your tax even when the market price differs. Effective stamp duty in Gujarat is 4.9% (3.5% basic plus a 1.4% surcharge) with 1% registration. Gujarat revised its Jantri rates upward in recent years, which raised the taxable base in many areas. Dholera SIR in one paragraph

Dholera SIR is a planned industrial city covering about 920 sq km, of which roughly 422 sq km is marked for urban development. That land is being delivered as six town planning schemes, spread over roughly three decades.
