The real progress (the case for)

It is a node of the Delhi-Mumbai Industrial Corridor, developed through public bodies (the planning authority DSIRDA and the SPV, DICDL) with state and central backing. A handful of pieces have genuinely crossed from plan to reality.

  • Ahmedabad-Dholera Expressway: the access-controlled greenfield expressway, about 109 km, was reported inaugurated on 31 March 2026 and is reported to cut the drive to roughly 40 minutes to an hour.
  • Industrial anchors under construction: the Tata Electronics semiconductor fab, approved at around Rs 91,000 crore, and the ultra-mega solar park are being built, giving the region an economic engine beyond real estate.

Long, phased timeline

A city of this scale is built in phases over many years, toward a horizon around 2040 (some sources say 2042). The Activation Area is a small fraction of the whole, and much of the 920 sq km is still farmland and future TP schemes. Only around 422 of roughly 580 sq km is urban-developable, and an older 2020 target of about 80,000 jobs and 1.2 lakh residents lapsed. Dholera suits buyers who can hold for the long term. Dates that can and do move

"Airport opening" has been a recurring, slipping target for years, and large Indian infrastructure dates have shifted before. The Vedanta-Foxconn semiconductor project, once cited at around 19.5 billion dollars, collapsed when Foxconn withdrew in July 2023 and never built anything. Do not price a plot as if targeted projects are already live.

Land outside sanctioned zones

The most cited caution is unusually cheap land that sits outside sanctioned Town Planning zones, or agricultural land marketed as "in the SIR" without Non-Agricultural status and clear title. Land acquisition here was also litigated, with the Gujarat High Court staying SIR acquisition in 2015 after farmer petitions. This is exactly what due diligence is designed to catch.

Reality check: a plot "in Dholera SIR" can be next to live infrastructure or years from it. Proximity to the Activation Area and confirmed infrastructure matters far more than a big regional map.
