Myth 2: Dholera is the biggest greenfield city in India or the world

The 920 sq km planning envelope is an official figure, and it is genuinely large. But two facts cut the superlative down. First, only about 580 sq km is reported as developable and around 422 sq km as urban, because a large coastal share sits inside the Coastal Regulation Zone. Second, the build is phased over roughly 30 years, so the 920 sq km is a horizon, not a present-day city. Calling it the biggest in India or the world is an unverified claim, so we do not repeat it. Myth 3: appreciation is guaranteed

No government source guarantees that Dholera land will appreciate. Assured-return and guaranteed-appreciation language is speculative marketing, and it is exactly the kind of claim to distrust. The land history matters here: acquisition for the region was litigated, and the Gujarat High Court stayed SIR land acquisition in 2015 after farmer petitions. A 2017 Business Standard report found that only about 290 of the more than 900 sq km planned had then been secured. The airport opening next year has been a recurring, slipping target for well over a decade. An original December 2025 target was missed. Public reference pages have listed December 2026. As of mid-July 2026, the Union Aviation Minister was reported to say the airport was around 80% complete with operations likely in September or October 2026. We report these as dated targets and never state a firm opening as an achieved fact, because on large Indian infrastructure these dates move. The pattern of moving dates is itself the fact to remember.

Myth 5: nothing is happening at Dholera

This is the opposite error, and it is also false. Real, sourced anchors exist on the ground. The Ahmedabad-Dholera Expressway was reported inaugurated on 31 March 2026. The Tata Electronics semiconductor fab, approved at about Rs 91,000 crore under the India Semiconductor Mission, is under construction. Around 300 MW of the Dholera solar park is commissioned. The Activation Area carries trunk roads, underground utilities and the ABCD command building. So the truthful middle position is that Dholera is an infrastructure story that is genuinely underway, running ahead of a finished living city.
